Q: What is the difference between a Planning and Building Permit ?
A planning permit is the permission to do what you want to do on your land.
A building permit is the construction detail of how you build it, aligned with the Building Code, Building Regulations and Australian standards.
Q: Do you build as well?
We offer the service of design and drafting of plans and documents, but not phsical construction or the site 'build'.
Plans are used by builders to quote and latter build your project on site, also for planning permit documents allowing you permission to build.
We are an independent drafting service for the design and drafting of plans and documents required to seek permits and explain what is to be built. This means any designs are yours and not the property of a specific builder or others who would retain copyright of your project for only their own use or construction option.
Independent plans are importantly used by you to show a variety of builders your project so they can offer you a quotation. You can then make an informed and competitive choice on build cost and builder relationship, considering you will enter a building contract together for construction.
Q: We have ideas of what we want and like, but how do we put it all together so it could be built ?
We custom design your own ideas into reality through discussion, interpretation, design stages and construction plans.
Working from either limited ideas, scrapbooked ideas, personal sketches, photo ideas and consultation discussions, we offer design options on plan, to guide you through to a final design for your site, objectives and requirements.
A final design is then detailed into a preliminary plan set that you can show builders to offer their build quotation.
Once a suitable builder and build cost has been selected, final plans are issued for use in permit submissions and construction on site.
Q: Is any job to small ?
No job is to small and we treat every job with the same professional service standards and enthusiasm.
Our core focus and experience is the design of any residential type projects, preparing existing site information combined with design aligned to your personal requirements and site conditions.
All construction projects around the home and on your land require plans and permits, we can guide and work through everything with you, to achieve the appropriate design and documentation.
Once you have a design and plans explaining what you are doing, you can pass your plan around to as many builders as you like to seek construction quotes for the best build price and construction service you feel comfortable engaging to build.
Q: Council has advised us of planning overlays on my land. I cant do any building without a planning permit ?
Yes, many areas of the Bellarine and Geelong have different planning conditions over your land and require a planning permit before you can obtain a building permit.
This is not a stop on what you want to achieve, but it will require plans and reporting to demonstrate and discuss what is being proposed aligned with the assessment criteria.

Q: What is the process of Building design and drafting ?
Quotation:We will offer advice, note your objectives and ideas, investigate your site conditions producing a fixed price quotation for your consideration.
Design:A stage for the creation of your projects design concept options for reaching a final chosen outcome. Working with your ideas we also incorporate planning and building conditions for latter considerations of construction efficiency, planning or building permit regulations.
Planning:When a planning application is appropriate to your site we can also prepare this for your project. Our building plans may also incorporate both planning submission and building submission into the same plan set, if the planning conditions are basic. Detailed planning applications will require specific site analysis with plans and written report documents we can prepare and arrange for you. We can also manage the application for you as the applicant, or you can submit your documents directly to Council yourself to self manage.
Drafting:
We undertake the drafting services of the final concept design into a full plan set, producing high quality interpretable working drawings for use in permits and construction.
